What types of houses do you buy?

We buy single family houses, duplexes, and multi-unit buildings in any condition. We buy properties in Washington, DC, Maryland, and Virginia in any condition from those needing minor cosmetic repairs to those in severe disrepair and with extensive damages. For example, we buy houses hoarder’s houses, houses with mold issues, termite damage, and other conditions that may prevent a regular sale.

My situation is unique, can you help me?

We have worked with people in a variety of situations and we know we can help you. Our expertise is in working with individuals and families to resolve particularly difficult, tangled situations such as title issues, liens, and multiple heirs. One of our areas of specialty is working with the families of people with Alzheimer’s and Dementia, inherited properties, abandoned properties, tax delinquent properties, owner relocation, and properties in distress due to divorce and bankruptcy.

What kinds of situations do you work with?

We work with homeowners who are distressed and who no longer want to or are able to shoulder the responsibility of their house. We work with the families of people with Alzheimer’s and Dementia, inherited properties, abandoned properties, tax delinquent properties, owner relocation, and properties in distress due to divorce and bankruptcy.

Are you a real company?

Yes, Next Chapter Property Solutions, LLC is a registered business in the state of Virginia.

How do I know you’re not a scam?

Integrity, honesty, and transparency are three of our core values. We conduct our business according to those principles. From a practical standpoint, we are a registered business and are bound by the laws of Virginia. We enjoy being in business and engaging in dishonest practices would endanger our legal ability to do business. We don’t want to risk that.

Are you one of those “We buy houses for cash” companies?

Yes, we do buy houses for cash. We also can offer additional options for purchasing your home if it is a solution that suits you. We do not believe in a one-size-fits-all, lowball strategy. We tailor our offers to your specific situation. Our goal is to solve your problem.

Do I have to sell my house to you if you make me an offer?

No. You are not obligated to sell us your house just because we make you an offer. An offer only becomes binding after you review and sign a contract for sale.

How long will it take to sell my house?

There are three ways to sell your property. How it takes to sell your house depends on which option you choose. We can complete the process of buying your house and have your money to you in as little as 2 weeks once clear title has been established.

How much experience do you have working with families of Alzheimer’s, Dementia, and other memory-related homeowners?

About half of the projects that we work on are with families impacted by Alzheimer’s and Dementia. One of the reasons we have chosen to focus in this area is because we have personally experienced life with a loved-one (our grandmothers) suffering from these devastating diseases. It is precisely because of this experience that we want to help families facing this challenge. It is a deeply emotional experience when the time comes to sell the house of a loved one who has dementia or Alzheimer’s. We understand that it is not an easy road to travel and we want to ease the burden for our clients as much as possible through our work.

Can I still sell a house if I’m not the owner, but a legal representative of the owner?

It depends. We can still work with you even if you are not the owner of the house. We do need to know that you have a legal right to conduct business on behalf of the title holder/owner relating to their real estate. If you are acting in the capacity as attorney-in-fact, you will need to provide a valid Power of Attorney document to us that specifically includes the ability to handle the property’s owners affairs related to selling real estate. If the owner on title is deceased, we will need to see documentation that you are the legally authorized executor or Personal Representative of the estate. We are not attorneys and this is not legal advice. Please consult with a licensed attorney, if need be, regarding your specific situation and whether you have the right to act on behalf of the owner.

What if I don’t live near where the house is?

That’s not a problem. We have worked with people across the United States and around the world who are trying to sell a house in Washington, DC, Maryland, or Virginia. We have systems, resources, and team members in place to make the entire process a seamless and hassle-free experience for you, including taking care of getting access to the house and re-securing it. We can conduct closing remotely and also send a notary public professional to be with you as you sign the necessary paperwork.

Will I make money from selling my house to you?

In many cases, yes. We will personally talk with you to determine your specific situation and come up with a solution that is a win for you.

Do I need to pay you anything to work with you?

No. We will never ask you to pay us–not at the beginning, middle, or end of the process. When dealing with anyone offering to sell your house, beware of anyone asking for payment during the process. Better yet, run in the opposite direction!

How do you make money?

We get paid when we re-sell the house after investing time and money to renovate the house and bring it up to market standards. You do not pay us anything…ever.

What will you do with the house once you buy it from me?

We will invest time and money into repairing the house to its best possible condition. Sometimes we will hold on to the house and at other times we may sell the house once it has been completely repaired.

Do I need to bring any money to the closing table/settlement?

No.
